Purchase guidance and rental mediation for expats

We ensure a successful purchase guidance and rental mediation.

During the introductory meeting, we discuss your wishes with regard to buying and/or renting. Based on your wishes, we provide you with expert and personal advice. We select the properties that are best for your wishes. We take into account the housing policy of your employer, family composition, travel time to work and your own wishes. We set these requirements together in a package of requirements. This is our guide for identifying the suitable for your living space.

At first we have to know what your mortgage amount is. So we will make an appointment for you with a mortgage advisor to calculate the maximum mortgage. After we know the exact amount and how much you would like to pay for a house we will discuss your wishes and requirements and then we make a selection for planning a tour. We will contact owners and/or brokers to ensure that the property is available and in good condition as shown on the photos. To save time, we will plan all visits together in one tour. Below is a brief summary of our services when you are buying a home.

 

  • Assess whether the asking price is real
  • Negotiate the price on your behalf
  • Check the contract drawn up by the seller’s broker
  • Guidance at the notary and advice regarding the choice of the notary
    (large difference in rates at various notaries)
  • Guidance at the inspection for the transfer. Check whether the home is empty and if there are no defects
  • Research into the structural condition of the home
  • Check cadastral data and see if the inheritance limits are correct
  • Honorary research
  • Possibly permit research for expansion / renovation
  • With apartments, investigate whether the Owners’ Association builds up sufficient reserves and is healthy.

Rental guidance

We discuss the selected houses and your requirements and then we make a selection for planning a tour. We will contact the landlords and/or rental brokers to ensure that the property is available and in good condition as shown on the photo. To save time, we will plan all visits together in one tour.

If we do not find the perfect house during the first tour, we will continue to look around

see if new buildings are released. If we find the perfect home we will negotiate (if it is possible) on your behalf the rental price and the rental contract, we will make the contract

or check the contract and ensure that everything is legal. On the day you check in we will draw up an inspection report with the conditions concerning the house; If you like we will arrange the connections of utilities, TV and internet; and on the day of departure we will draw up a check-out report stating the state of the house. This is to avoid misunderstandings about damage and neglect in the building. We offer rental guidance from A to Z.
